A strata emergency contact is a phone number or contact point provided for urgent situations that require immediate attention — like major leaks, fire alarms, gas leaks, structural dangers, or other risks to safety and property. Always use normal channels for non-urgent matters.
After-hours emergency contacts generally cover serious issues that could cause immediate harm or significant property damage, such as flooding, electrical faults, broken locks compromising security, or hazardous structural damage.
After reporting the issue, ensure you follow any instructions given, keep yourself and others safe, and document the situation if it’s safe to do so — photos or notes can help with follow-up and insurance claims.
If someone’s life or health is at risk — such as fire, severe injury or medical distress — always dial 000 (or your local emergency number) before contacting strata support services.
Some strata management firms charge additional call-out fees for after-hours emergencies or contractor attendance. It’s best to check your scheme’s specific terms so you understand any potential costs.

It has been a pleasure interacting with Ian from the Repaid and Maintenance Support team on a multiple major issues with my unit.
