When a sign board needs to be erected the owner or agent must make an application to the strata management firm. Sign boards to notify the public of a sale or auction are commonplace, however, each owner’s corporation will have rules governing size, placement location, and information that can or cannot be included on the sign board.

When wanting to undertake minor renovations to your lot, it is necessary for an owner to make an application to the owners corporation. Renovations including bathrooms, kitchens, floors, walls and ceilings must get approval prior to commencement. As each strata scheme has its own set of by-laws it is important to understand your obligations.
When you are part of an owners corporation, you have the right to vote on matters at general meetings. When you are unable to attend, you can nominate a person to vote on your behalf. This is known as a ‘proxy’. You can download a proxy appointment form here.
Strata insurance generally covers shared or common property within a strata complex. This includes balconies, common areas, barbeques, pools, gyms, tennis courts, intercom, fences, gates, garages and public liability. The shared costs of insurance are normally included in the strata fees and levies.
You are responsible for covering your items and internal fixtures and fittings such as carpets, furniture and other personal belongings.

Owners corporations can create their own rules on pets. In NSW, owners corporations cannot ban you from having a pet unless the pet causes “unreasonable interference,” such as a dangerous or restricted dog. If you are a tenant, your landlord can decide whether you are allowed to keep a pet at the property.
It is incumbent on the individual to understand the rules regarding pets in the strata’s by-laws and make a pet application.
Under the strata schemes management act, the owners corporation and its representatives require a signed Section 22/258 notice. This authorises the use of personal information (according to its privacy policy), for the purposes of administrating the strata plan and operating its business.

A member generally refers to an owner of a strata lot in the scheme. This can also include appointed representatives, such as strata committee members elected at a general meeting. Members have voting rights on key decisions affecting the property and governance.
