DISCLAIMER

  1. During the course of the inspection of Owners Corporation records, no attempt is made to ascertain whether any Managing Agent has complied with the detailed accounting requirements of the Property, Stock & Business Agents Act or whether the Owners Corporation or Strata Managing Agent has complied with prescribed accounting and prescribed financial statement requirements. As these requirements are particularly complex, an additional inspection by a specially trained inspector would be necessary before we would report same.
  2. The information contained in a Pre Purchase Strata Inspection Report is extracted from the books and records of the Owners Corporation as provided by the Strata Managing Agent.
  3. Procedures are followed to minimise the possibility of records not being made available for inspection. However, your attention is directed to the possibility that all of the Owners Corporation records may not be made available for inspection or, alternately, that the records may not contain all of the information of interest to a Client.
  4. Please note that some Strata Managing Agents are in the practice of archiving records prior to the required period of seven years for financial records & five years for non financial records and that these archived records may not be made available for inspection.
  5. All Suburbs Strata Management is the provider of this Report and the Client is the person/entity who has requested the Report. All Suburbs Strata Management and its agents are not liable to any other person who relies upon this report to their detriment.

TERMS & CONDITIONS

The information contained in a Pre Purchase Strata Inspection Report is obtained, as per Section 108 of the Strata Schemes Management Act, from the books and records of the Owners Corporation as presented at the time of the inspection.

The report contains general information only. No physical inspection will be made of the building and all information contained in a report is obtained solely from the records provided at the time of the inspection.

An inspection is made of the Owners Corporation records to a maximum of 5 years prior to the date of inspection unless otherwise stated.

The report is provided solely for the client who ordered and paid for the report and no liability or responsibility whatever is due to any third party who may rely on this report in whole or in part.

METHOD OF PAYMENT

A standard Pre Purchase Strata Inspection Report costs $300 + GST. Payment should be made via

LETTER OF AUTHORITY

A Letter of Authority signed by the lot owner should accompany all requests to search the books and records of the relevant Owners Corporation.
